The 4 Steps Before You Get Paid

As a landowner, you are probably wondering a bit more about what we do and how the solar farm development process will go.

At Conifer, we create value from the sun for landowners and their communities. We do that by developing solar farms that provide you with long-term income that is substantially greater than other land leases and also reduce your property tax burden.

The best part is we do all the work and pay for everything. Here’s how our process works:

We prescreen your land for factors such as zoning, environmental issues, and proximity to the proper electrical infrastructure.If your land meets the requirements, we will then negotiate and agree on lease terms and proceed with our due diligence. 

During that time we will conduct engineering studies with the local utility company, work through land use permitting, and determine the construction costs. This process can last anywhere from 12-36 months.

Once all the studies are completed and permits are obtained, construction on the solar farm can begin. This part only takes a few months, depending on the size of the solar array and the land conditions.

You'll begin receiving your lease payments just before we break ground on construction. From there, there’s nothing you need to do except collect rent checks. All operation and maintenance will be handled. And don’t worry, we will be there during the entire process to explain every detail.
